What You Will Do
This position assists the UI-Operations Group in providing extraordinary customer service to the Utilities and Institutional Facilities (UI) Division through performance of facility operations. Primary expectations for the chosen candidate include a willingness to work as part of a team, a desire to engage in continuous learning, and an understanding of what it means to demonstrate ownership of their role.
The functional role of the Building Manager 2 (BM2) will be to provide direct oversite of Operations within their assigned building portfolio, covering all activities related to Facility Operations, execution of maintenance activities, and coordination of activities performed by facility occupants. The BM2 position will focus on maintaining reliable, cost-effective functionality of UI facilities and systems to support the needs of UI customers, and key Institutional stakeholders. Assuring worker safety while performing work within UI facilities is paramount, and will be the responsibility of the BM2 to promote safety as an integral part of every task in which they participate.
Duties and Responsibilities to include but not limited to:
Provide oversite necessary to assure facility compliance with safety and security policies, environmental requirements, and other applicable DOE/governmental orders in these areas
Implement Conduct of Operations, support Conduct of Maintenance and Engineering processes as they pertain to facility work
Own role as primary point of contact for facility related issues, including coordination of maintenance, programmatic activities, and communication with facility tenants
Take ownership and direct responsibility for facility/system operating condition to include configuration management control, and serving as an expert resource in the operation and monitoring of facility systems
Provides guidance to, and occasionally assists, Facility Operators in performing rounds to ensure facility equipment operation
Leads/orchestrates Failure Modes/Effects and Root-Cause analyses for equipment and process failures or breakdowns, establishes corrective actions, owns implementation of actions
Reviews PM’s effectiveness by analyzing CMMS data and providing key equipment performance information to Operations Manager
Creates and maintains an active project database for facility reinvestment strategy and solicits for recapitalization funding
Leads, coordinates, and ensures compliance with Operations process for planning, activity review, and progress tracking
Serve on a periodic and rotating on‐call team, respond to abnormal condition alarms and emergency events at night/on weekends
What You Need
Location: This position will be physically located in Los Alamos.
Minimum Job Requirements:
Demonstrated professional-level knowledge of facility operations processes to include mechanical, electrical, pneumatic, HVAC/refrigeration, conveyance, and BAS Systems
Ability to utilize Excel and computerized maintenance management/work control software to create, track, update, analyze, and develop reports for work within assigned facilities
Professional knowledge of Integrated Work Management principles (or demonstration of equivalent)
Expert-level understanding of hazardous-energy control, including LOTO application practices and configuration control
Demonstrated experience leading process improvement initiatives with evidence of successful outcomes
Education/Experience: Position requires a High School Diploma and 7 years of related experience, or an equivalent combination of experience and education (a Bachelor’s Degree in an Engineering or related technical discipline may substitute as 4 years of experience). At this level, additional training, certifications and/or education may be desirable (Facility Management Professional Certification, Certified Maintenance and Reliability Technician, Lean Methods)
Working knowledge of project management principles
Experience with configuration/technical baseline management
Basic understanding of statistical methods
Basic understanding of statistical methods
